Who can get a VA Loan?

This hard earned and well-deserved benefit is available to those that have served or currently serve our country so proudly. The VA will issue a qualifying Veteran or military member a Certificate of Eligibility (COE). Veterans and military members are able to request this through the VA or we will be happy to request and obtain on their behalf. There are no income limits on the VA Loan and it will provide financing on 1-4 unit residential properties to be used as primary residences. To qualify for a VA loan, you’ll need a valid COE, minimum 620 credit score, and maximum debt to income ratio of 45% (exceptions made up to 55% with compensating factors). The loan terms of the VA loans are typically the best we have to offer any Veteran or military member client. We strongly encourage anyone eligible for the VA Loan to explore it as an option before settling on a different mortgage loan as it’s usually their best option.
