VA Loans & Mortgage Consultation In Wisconsin

A VA loan is perhaps the most powerful and flexible lending option on the market today.

Rather than issue loans, the VA instead pledges to repay about a quarter of every loan it guarantees in the unlikely event the borrower defaults. That guarantee gives VA-Approved Lenders, like us, greater protection when lending to military borrowers which allows us to offer the lowest rates available to qualified Veterans.

VA Loans: Your Hard-Earned Homeownership Benefit

Served your country but struggling to find your way to homeownership? While non-military homebuyers scramble to make big down payments and meet rigid credit requirements, you've earned access to one of the best mortgage benefits around—and most veterans don't know the full extent of benefit they receive.

VA Homes Loans reward your service with zero down, no mortgage insurance, and low interest rates that make homeownership easy and affordable.

Benefits You've Earned Through Service

The VA loan program provides benefits unmatched anywhere else solely for veterans, active duty military, and eligible surviving spouses:

  • Buy a home with 0% down

  • Zero down payment required on most homebuying transactions

  • No mortgage insurance premiums—ever

  • Low 30 year fixed interest rates

  • More flexible credit guidelines that recognize your service

  • Reusable benefit for future home purchase

At Educated Mortgage, we honor your service by making the VA loan easy and convenient so that you can make the most out of every benefit you've earned.

Savings That Compound Over Time

Consider this: On a $300,000 house, skipped down payment is $60,000 in your pocket today. Mortgage insurance elimination saves you an additional $200+ per month—that's over $72,000 throughout the term of a 30-year loan. Couple this with favorable VA rates, and you're discussing savings that can amount to over $100,000 compared with conventional lending.

These aren't numbers on paper—they're actual dollars to put in the bank, save, or use to build the life you fought to preserve.

Who can get a VA Loan?

This hard earned and well-deserved benefit is available to those that have served or currently serve our country so proudly. The VA will issue a qualifying Veteran or military member a Certificate of Eligibility (COE). Veterans and military members are able to request this through the VA or we will be happy to request and obtain on their behalf. There are no income limits on the VA Loan and it will provide financing on 1-4 unit residential properties to be used as primary residences. To qualify for a VA loan, you’ll need a valid COE, minimum 580 credit score, and maximum debt to income ratio of 45% (exceptions made up to 55% with compensating factors).

The loan terms of the VA loans are typically the best we have to offer any Veteran or military member client. We strongly encourage anyone eligible for the VA Loan to explore it as an option before settling on a different mortgage loan as it’s usually their best option.
